Assistant Property ManagerThe Assistant Property Manager provides first-class property management services and assists a Property Manager in overseeing a portfolio of commercial properties. Day-to-day responsibilities include assisting with issues regarding building/property operations, enhancing tenant relations, vendor scheduling, and customer service.Primary ResponsibilitiesWork with Property Managers to resolve building operations' issues.Work closely with vendors to ensure compliance with service contracts.Recommend and/or complete vendor contracts as appropriate.Ensure adherence to property owners' policies and procedures, as well as compliance with codes, regulations, and governmental agency directives.Answer office telephone as required and assist callers.Receive work order requests and coordinate with the building technician or vendor(s) as appropriate.Schedule building activity, including move-ins/move-outs, and verify insurance.Follow established A/R guidelines, including contacting tenants regarding follow-up on rent payment status and assisting the Property Manager in lockouts, assigning late fees, or sending demand letters as necessary.Review and ensure the accurate coding of invoices for payment.Assist Property Managers in the preparation of the monthly reporting package/financial reports according to the owner's needs.Assist Property Managers with the preparation, assembly, review, and implementation of the annual operating and capital budgets, as well as operating expense reconciliations.Assist Property Managers as appropriate in coordinating insurance procurement, electricity procurement, and real estate tax review processes for properties.Ensure compliance with management agreements.Work with the Property Managers to facilitate accounting, leasing, marketing, and construction needs.Understand lease types to assist the Property Manager with ensuring Lease compliance.Process Tenant billbacks expenses.Assist in the response and resolution of after-hours emergency calls as needed.Assist in planning and executing tenant events with the management team.QualificationsBachelor's Degree preferred.2 years plus experience in the Commercial Property Management industry preferredExcellent customer service skillsStrong verbal and written communication skills; prior experience communicating with tenants and/or vendors in a professional, courteous environmentPrevious experience using real estate software (Yardi or MRI, Kardin, AvidXchange, IMPAK, or similar programs)Basic accounting knowledge and skillsGood organizational skillsAttention to detailAbility to multitaskProficiency with Microsoft Excel and WordDesire and ambition to learn and grow in Stream's property management departmentAttributes which align with Stream's core values of Smart, Honest, Nice, and PassionateAdditional InformationStream is an equal-opportunity employer and does not discriminate on the basis of ethnicity, race, religion, sexual orientation, gender identity, age, national origin, disability, military status, or any other reason prohibited by law.Stream Realty Partners offers competitive salaries, bonuses, medical/dental/vision insurance, pharmacy benefits, health savings account, flexible spending accounts, 401(k) plan with company matching, PTO, and holiday pay.
